Incremento de IED, señal de que México aprovecha el nearshoring

Estudios sugieren que México está sacando provecho del nearshoring, pues en el primer trimestre del año creció 48% la Inversión Extranjera Directa (IED), de acuerdo con Alberto Vázquez, socio líder del Sector Inmobiliario de KPMG, mientras que la Secretaría de Hacienda y Crédito Público (SHCP) señaló que la demanda de espacios industriales creció 42% en el 2022.
En su artículo “¿Cómo Impulsan los Parques Industriales el Nearshoring en México?”, Vázquez destacó que algunos estudios sugieren que México ya está sacando provecho del nearshoring, principalmente en flujos de IED.

De hecho, la Secretaría de Economía (SE) informó que, durante el primer trimestre de 2023, la IED fue de 18 mil 636 millones de dólares, monto 48% superior al del primer trimestre de 2022. Dichas inversiones se han establecido en las zonas centro y norte del país, principalmente en mercados como la Ciudad de México y Nuevo León, en donde la demanda de espacios industriales es más alta, lo que también repercute en los precios de los terrenos por metro cuadrado.
En este sentido, la Secretaría de Hacienda señaló que la demanda de espacios industriales aumentó 42% en 2022 con respecto a la observada en 2021. Adicionalmente, expresó que al cierre del primer semestre de 2022 se estaban desarrollando 4.7 millones de metros cuadrados (m2) de construcción a causa del nearshoring, el doble de lo realizado en 2021.
Cabe mencionar que los parques industriales que ofrecen las mayores ventajas logísticas y que cuentan con una sólida base de proveedores y talento local son aquellos ubicados más cerca de Estados Unidos, a partir de la construcción del Corredor Transístmico.
En resumen, aunque existen parques industriales suficientes en México, la elección del más adecuado dependerá de las necesidades y preferencias de cada empresa. Para ello, será crucial considerar factores como la ubicación, infraestructura disponible, costos operativos, incentivos gubernamentales y acceso al talento local.
Las autoridades en el país y los desarrolladores de parques industriales continúan trabajando para ampliar y mejorar las alternativas, lo que sin duda seguirá atrayendo inversión; no obstante, ante el incremento de la demanda, la industria inmobiliaria deberá invertir de manera sustancial en la construcción de naves industriales, especialmente en las zonas y mercados donde prácticamente ya no hay disponibilidad de espacios. Lo anterior permitirá aprovechar el enorme impulso que el nearshoring está dando a este y otros sectores de la economía.
