Coahuila: Se disparan precios de naves industriales por demanda con nearshoring

Los precios de los inventarios de naves industriales en la zona se están disparando, señaló el Director Comercial de 360 Industrial Park, Manuel González Lomelí, ya que están pasando de 4.50 a 6 dólares el metro cuadrado, esto solo en comparación con el año pasado.

El directivo consideró que hay mucha fila de proyectos que vienen a la zona, pero no hay inventario de naves disponibles, por lo que “sí o sí las empresas tienen que optar por espacios a la medida”.
“Ya no existe un proyecto de 4.50 dólares, más bien todo lo contrario, los precios de inventario en la zona se están disparando, creo que vamos a ver precios por arriba de los 6 dólares ó seis y medio hacia arriba”, aseguró.
Aunque dejó en claro que esto no significa que se pierda atractivo, se vive en una de las ciudades más atractivas para la Inversión Extranjera Directa y el precio pasa desapercibido en comparación a otros factores.
En la zona industrial de Monterrey, los precios reales son de 6.50 dólares el m2, mientras que en Saltillo el precio de salida en 6.30 dólares se empezará a ver en los próximos meses.
Sin embargo, dijo “el alza de precios industriales no es tragedia, es algo normal, los precios en Estados Unidos en ciudades como Dallas y Los Ángeles son exorbitantes y siguen súper atractivos, el bien raíz no es la razón por la que vienen las empresas”.
Pocos son quienes construyen actualmente naves especulativas, la demanda es build to suit (proyectos a la medida), Saltillo tiene una tasa de vacancia cero, pero también es el mercado donde más naves industriales se construyen, estimó que debe haber más de 900 mil m2 en construcción.
Por lo que respecta al 360 Industrial Park, en 2022 cerraron con 14 proyectos nuevos y este año también hay proyectos, aunque todavía no se puede dar información hasta que no se firmen, añadió que todo mundo trae proyectos grandes y diversificados.

Por su parte, el presidente de Canacintra Coahuila Sureste, Eduardo Garza Martínez señaló que existe una alta demanda de espacios industriales en todo Coahuila y más en el Sureste, pero se tiene grandes empresarios y muchos parques industriales, asegurando que “todavía hay oferta suficiente”.
No obstante dijo que lo que sí apura es la infraestructura, como carreteras, vialidades, electricidad y gas que conllevan a mejorar y desarrollar la región.
